Determining Market Value
What is a Comparative Market Analysis?
A CMA is an informal assessment of your properties Market Value usually used to determine an appropriate listing price. Information about properties similar to your own that have sold in your area during the last year are used as comparables. As a real estate agent I have access to all of this sales information. I will provide you with a selection of new listings, sold properties and expired listings in your area. The properties provided will be as close to the description of your own property as possible. I will provide you with a professional assessment of market value.
You will review the information provided and decide on a listing price.
Benefits to Pricing Your Home Competitively
· You will attract the “right” buyers - those buyers who are looking for the best value in their pricing category.
· You will generate interest in your property which may result in multiple offers. When you have multiple offers you will often receive higher than listing price for your home.

The Appraiser is not subjected to the influence of a home owner, nor motivated by a salesperson wanting a quick sale. The appraiser is an independent party who simply does the job they are trained to do with out bias.

Negotiation (as defined by Wikipedia): “Negotiation is the process where interested parties resolve disputes, agree upon courses of action, bargain for individual or collective advantage, and / or attempt to craft outcomes which serve their mutual interests.”
When you are my client it is my job to negotiate on your behalf! Patience, control of emotions, looking for common ground and being a voice of reason can often put together or save a deal from demise. It is my job to pay attention to detail and thoroughly review offers to ensure that your best interests are being looked after. I will take you through the details and answer any of your questions.
Following an offer, our staff will forward all necessary paperwork to the law offices required and in the event that the property sale requires it we will follow up with any waivers or conditions, amendments or other paperwork which may arise from the transaction.
